On October 15th we hosted a realtor focus group breakfast. We were hoping to learn from our local “best of the best” realtors how we can partner with them for good results. Our builder, Harry Kantor, presented our newest and most successful floor plans that are specifically targeted to today’s buyers. Harry engaged the audience and impressed them with our customization programs. We have been able to satisfy many cultural needs and to build homes that are perfect for many individual lifestyles. We thank all who attended for the valuable advice and comments.
NOW, THE GOOD RESULTS!
We personally want to thank Linda November Broker/Owner of ReMax of Greater Princeton for bringing us a buyer within such a short time. We are already out of attorney review! This family has a tremendous amount of respect for Linda’s opinion since several of their family members are already Linda’s long-standing clients. Borden’s Crossing “To Your Health Event” A Huge Success!

I just wanted to share some news from the wonderful “To Your Health Event” we held on Sunday, October 3rd!
We invited families that had visited The Estates at Borden's Crossing before and all newcomers. Our local Wellness and Fitness Center, RWJ Hamilton Center for Health & Wellness, did a Pilates demo, and there was a nurse checking blood pressure, too. Everyone had an opportunity to learn about the new program “Fit Kids”. Free memberships were raffled, as were many free prizes. The kids had a ball with an international award winning face painter, as well as Dennis the Magician. There were lots of healthy treats, including one from event sponsor “Bai”, an 2010 award winning new drink, made from coffee fruit with lots of antioxidants!
Everyone knows interest rates are low, so of course a Wells Fargo representative was on hand to remind people that with low pricing in the new home market and historically low interest rates, now is the time to buy.

Wisdom from our homeowners!
This weekend one of our families – already excited about the start of their new home – was also delighted that the mortgage rates dropped. It allowed them to treat themselves to a few additional customizations without harming their monthly allowance for mortgage payments.
They also shared a story that I thought offered a good perspective on whether the glass is half empty or half full. A friend of theirs said they would continue to wait it out on buying a new home because rates and prices are probably going to fall even more. Our new homeowner said he would certainly not be happy to see that happen. As he remarked, “It would mean the economy is the tank and I would then worry if I will have a job!”
No doubt about it – The Time To Buy Is Now!

What’s New At Borden’s Crossing?
The summer was hot- hot -hot and so was the sales and construction schedule here at Borden’s Crossing!
Not only are we celebrating the success of our new floorplans, we are also loving the excitement of the young families who are waiting to move in. We will be sharing good news with three new couples who have chosen our community as the neighborhood where they will be raising their children! Three new blessed events… two baby girls will be arriving in October and January, and one baby (we do not know yet) arriving in November. They will be meeting two families that have twin boys, plus all of the other children in the community!
I am so happy about being involved in the wonderful world of new home sales. The buyers today are reflecting on the real reason they want to own a home… enjoying the lifestyle, backyard barbeques, kids playing ball in the cul-de-sac, making new friends, raising families.
For a while, we seemed to forget the joy of creating a home perfect for each family, and all we spoke about was investment. Years ago, investment was a “side benefit” – not the” best reason” to buy a new home. Now, we’ve returned to our roots! The very best reason to own a home is as an investment in long-term enjoyment, accruing many life experiences and creating wonderful memories.

Thanks Harry!

Go Green at Borden's Crossing!

With an "environmentally responsible master plan", The Estates at Borden’s Crossing is a eco-conscious community. THE GOOD, THE BAD AND THE WEARY!
Here I am waiting for the sunny spring weather and future homebuyers who get it! I am feeling that the news is - families shopping now have to some extent have come to the realization of the market stabilization. Something I know for sure.
Buying a new home is a very special opportunity. Energy efficient, built for the latest plans for today’s market and affordability for the first time in a number of years. However, gaining the trust to get a commitment with a homebuilder is a very important issue. They want to have confidence that you will make it as a company until they close. With a budget that no longer includes merchandising model homes they must understand plans and trust that you have communicated the features and benefits in easy to understand language. I am offering , with the builder , all the time necessary to earn the trust and move on to the fun part of construction.
So, the GOOD NEWS is we pre-sell a plan that is almost ready for final architectural drawings (checking and re-checking to include compelling features in smaller square footage) and offering it for sale at a VERY GOOD introductory price. BAD NEWS we find we, in the new home industry, can be more rational for small mistakes, because we have been through this all the time in the pre-finalization of plans. However, homebuyers do not want logic, they want facts. They do not want risk. So THE WEARY might need support from previous buyers, assurance to limit risk without waiting for the final pricing in the contract or maybe just a deep breath and deciding to go for it!
One thing absolutely wonderful here at Borden’s Crossing is we take it seriously. I really enjoy the comments after the close. “We look back and realize we got to chose the lot we wanted, planning the kitchen seemed overwhelming but my friends visit and drool!” Even with some warranty issues that might need resolution. It becomes the GOOD, BETTER, AND PROUD OF MY NEW HOME!

Thoughts from Pat Schlaefer
I was just thinking isn't a new home quite amazing? What a positive effect on the economy. Just think for a moment. It starts with a choice of dirt! Wow we move it around. Before you know it we get all these contractors and vendors on board. Over 200,000 components wood, steel, nails, glass, insulation, sheetrock, tiles, flooring, etc. The list goes on and it all comes together! Sometimes, you feel like you are losing it! But the day of closing this "mini miracle" comes together. Worth it?? You bet! A green, energy efficient, healthy home, just the way you want it. Maybe I am just day dreaming getting back from the International NAHB Convention. After 30 years in the business, it never gets stale, always new ideas, new trends. "New is for ME"
